Who is the contractor?
The Civil Works contractor is CDL Construction, and the Main Works contractor is Mirvac Construction. Mirvac Construction is currently the first business in Australia to be awarded the highest possible 5 Gold Star iCIRT rating by Equifax, and the only business to have achieved this rating twice. This rating has been earned through five decades of designing and building high-quality, well-designed buildings across the commercial and residential sectors.
What is the construction program?
Construction will be completed in two stages, Civil Works followed by Main Works.
Civil works commenced in late-2023 and include:
- Site establishment and foundation works
- Waterproof membrane and slab on ground
Following the completion of civil works, ad subject to pre-sales requirements, the main building works will commence. Main works will include:
- Main building structure
- Façade
- Services and Finishes
- Landscaping
Will work ever occur out of hours?
The construction working hours are 7am-6pm Monday to Friday and 7am-1pm on Saturday. These hours are in line with the planning permit in place and the City of Merri-bek Council’s regulations.
If, from time-to-time activities need to take place out of hours, we will obtain the relevant permits from Council and notify our neighbours of these in advance.
What measures will be taken to control dust and air pollution?
Several dust suppression measures will be in place to help manage the dust generating activities to adjacent residents. These include:
- Wetting down of works areas where required to mitigate generation of dust
- All materials transported from site in trucks are appropriately covered and speeds restricted
onsite
- Street sweepers will be organised on an as needs basis.
Will parking be limited along Park St, Brunswick Rd or Sydney Rd throughout construction?
Current parking will not be impacted on Brunswick Road or Sydney Road throughout construction. There will be some minor impacts to parking on Park Street. This temporary parking restriction will be the length of our site that sits directly on Park Street to allow for a loading bay and will be appropriately signed. Site personnel will use off street/paid parking and obey all parking restrictions as per the general public.
Will there be road closures or detours during construction?
There will be varying site conditions throughout the project duration that may impact surrounding roads. All works will be in accordance with approved traffic management plans and impacted residents would be notified ahead of any road closures.
Will public transport routes be impacted throughout construction?
No, public transport routes will not be impacted throughout construction.
Where will trucks enter and exit the site?
During the civil works and main works stages, trucks will enter and exit the site via Park Street through a left in/left out movement.
How will you maintain safety throughout the construction period?
Safety of the site, our workers and our neighbours is our highest priority. Prior to and during demolition security guards were employed to monitor the site as the need arose. The site has surveillance cameras monitoring the site 24/7. We will continue to monitor activities and can adjust security details as required.
Will sidewalks and pedestrian pathways be maintained or rerouted during construction to ensure the safety of pedestrians?
A construction traffic management plan has been developed by our traffic consultant to advise the best way to manage our works and minimise impacts to local pedestrians and cyclists. If pedestrian pathways are rerouted or impacted during construction, traffic controllers will supervise pedestrian and cyclist movements as required.
Is there any commitment to sustainability or energy-efficient building practices?
- Prince and Parade is committed to delivering an average 7-Star NatHERS energy rating, including double glazing throughout for improved comfort and a quieter indoor environment when compared to single glazing.
- Mirvac has partnered with Homes for Homes, an innovative not-for-profit initiative led by social Enterprise, The Big Issue. Homes for Homes is a promise to allow 0.1% of the future proceeds of sale on your property to be donated to fund the creation of social and affordable housing. Homes for Homes creates new funds to increase the supply of social and affordable housing to help house homeless and disadvantages Australians.
- At Prince and Parade, we are committed to reducing use of natural resources and enhancing liveability, through a series of rain gardens to improve the quality of stormwater runoff, reducing impacts local water systems, underground tanks where rain water will be diverted to these tanks and then released to irrigate green spaces, and water efficient fixtures and appliances.
- Prince and Parade is an entirely electric building, meaning there is no reliance on gas and all apartments will have induction cooktops and efficient heat-pump technology for hot water. The inclusion of solar panels on the rooftop at Prince and Parade will mean there is less reliance on the electricity grid to power the common spaces. Provision for electric vehicle chargers is available within car spaces.
How will waste be managed throughout construction?
We go to great lengths to promote waste avoidance, reuse and recycling thought the full lifecycle of our developments, including design, construction, and operation. During construction the delivery team will divert at least 90% of construction and demolition waste from landfill.
How can I stay updated throughout construction?
Mirvac is committed to keeping the community informed throughout the entire project. Residents and the wider community will be informed via website updates as well as digital notifications to those who register and letterbox drops to near neighbours. What is the purpose and scope of this apartment development project?
Our vision for Prince and Parade entails the revitalisation of a dilapidated site, delivering much-needed housing in a prime location. This benchmark new apartment community will include:
- 1, 2, 3 and 4 bedroom typologies
- Totalling 5 levels to the South buildings fronting Park Street
- Totalling 9 levels to the North building fronting Brunswick Road
- 2 level basement
- Commercial and retail tenancies to the ground floor
- 97 metres of frontage to Park Street, offering uninterrupted views of Princess Park and the
Melbourne CBD
What community benefits will this development offer once complete?
In addition to the residential offering, it is intended the project will provide a café on the corner of Sydney Road and Park Street and two retail/commercial spaces on Brunswick Road. Additionally, there will be a green path linking Brunswick Road to Park Street, this landscaped pedestrian connection will remain privately owned and maintained but publicly accessible 24/7.
How tall will the building be?
The development will be a maximum of 5 levels on the South frontage (Park Street) and 9 Levels on the North frontage (Brunswick Road). Apartments that are deemed to be ‘overlooking’ to neighbouring properties will have obscure glazing and/or Privacy screens applied.
Does this development include affordable housing?
Yes, this development will deliver 10% of the lots as affordable housing lots to eligible people through a partnership. We are still working through the specific delivery details.
